Renovation quotes often hide risk in scope language: included may cover only the wet area, not included may appear in fine print, and settled by actual quantity can let plumbing, wall prep, or debris removal grow during construction. This skill helps first-time homeowners review quotes and contracts by focusing on missing line items, vague terms, and high-risk clauses, without recommending contractors or giving aesthetic advice.

How it works

• Confirms the contracting model, city tier, usable floor area, and the quote or contract, then checks whether the total is plausible for that market.
• Runs a completeness scan for demolition, wall stripping, wall primer, mesh, leveling, waterproofing, pipe casing, window sill, grouting, debris removal, and main materials such as tiles, flooring, doors, cabinets, sanitary ware, switches, paint, and custom storage.
• Reviews unit-price reasonableness, flagging signals like linear electrical quotes, tile price jumps, waterproofing shown only as a total, excessive management fees, or free design folded into other costs.
• Audits contract clauses, including payment schedule, deadline, delay penalty, written change orders, material inspection, warranty duration, environmental reporting, and dispute resolution.

Boundaries

It is useful before signing, for older-home renovation, light upgrades to finished interiors, and post-signing checks, but it does not replace third-party inspection, CMA testing, or professional legal contract review. If only a verbal quote is available, request a written quote first; if the quote is far below market, look for vague items that can become change orders.
