Problem

These questions rarely have one universal script, because the right cadence and objective depend heavily on where the client is in the decision process. This skill turns those follow-up situations into a structured, stage-based workflow, reducing the reliance on intuition alone.

How it works

The skill focuses on three core capabilities:

  • Client psychology assessment: it estimates the client’s real stage based on signals such as whether they have toured properties, how many they have seen, whether they have shortlisted units, and whether they are in pricing or hesitation mode.
  • Follow-up guidance: it maps each stage to a cadence and objective, for example daily contact during the initial stage to build trust, 2-3 day intervals during nurturing for targeted recommendations, and 1-2 daily contacts during the closing stage to move toward transaction.
  • Objection handling: it provides response strategies for client concerns, profile differences, pricing pressure, and negotiation scenarios.

The operating flow is: collect information → judge stage → execute strategy → handle objections. The five-stage model covers the initial stage, nurturing stage, intent stage, closing stage, and maintenance stage, with each stage defining client behavior, follow-up frequency, and the core goal.

A key operational rule is that for specific scripts, cases, client profiles, or pricing tactics, the skill requires reading the relevant reference files first, such as references/huashu-ku.md, the corresponding files under references/, references/kehua-huayu.md, or references/jiage-tanpan.md. It also limits each reply to 1-3 directly relevant scripts, rather than dumping the full playbook at once.

Boundaries

This skill is useful for brokers working on daily follow-up, prospect reactivation, objection handling, and negotiation preparation. It is not a CRM, compliance tool, or guaranteed closing system. Its value is to make the judgment of “where the client is now and what the next action should be” more explicit. If the referenced files are unavailable, the quality of specific script generation will decline noticeably.
