Problem

Property valuation analysis often stalls at vague judgment: comparable selection, adjustment factors, income approach assumptions, and conclusion review lack a clear acceptance path. This skill turns the work into executable steps, making inputs, outputs, acceptance criteria, and checkpoints explicit. It does not return a definitive valuation.

Capabilities and Workflow

The skill exposes five callable capabilities:
- Task breakdown: takes “goal + constraints” and outputs steps, deliverables, and acceptance criteria for “how to do it”.
- Template generation: takes a specific scenario and outputs fillable templates for valuation reports, parameter sheets, or comparable analysis.
- Checklist: turns items into prioritized checks for materials, parameters, assumptions, and conclusion boundaries.
- Option comparison: lists dimensions, scores options, tests sensitivity, and outputs a trade-off table with a recommendation.
- Retrospective: turns result data into a review sheet with improvement actions, owners, and deadlines.

A typical flow starts with an acceptance criterion, decomposes steps, defines each step’s input and output, self-checks during execution, and closes the loop with a retrospective.

Limits

The output is methodology, templates, and checklist references only. It does not replace licensed valuation, legal, tax, or compliance judgment, and it does not call external data, paid services, accounts, or keys. Users must supply market data, ownership records, policy constraints, and site information, and remain responsible for the final conclusion.
