About this skill

Problem

This skill reviews downstream warehouse lease contracts from the tenant's perspective. It addresses scattered risk clauses, slow manual annotation, and the mismatch between separate review reports and the contract text. Instead of producing a standalone report, it adds comments and tracked changes directly to the uploaded Word .docx file, making it easier to discuss risks against the original clauses during negotiation, internal review, or legal follow-up.

How It Works

The skill follows four main checks:
- Lessor qualification review: checks ownership certificates or leasing authorization documents and assesses whether the lessor has the right to lease.
- Transfer and termination restrictions: searches terms such as sublease, termination, early, and written consent to identify clauses that could limit the tenant's operational flexibility.
- Termination clause revision: when restrictive clauses are found, it deletes the original clause and inserts an alternative clause allowing either party to terminate with advance notice, preserving tracked changes.
- General tenant rights review: covers rent, lease term, warehouse use, maintenance responsibility, liability for breach, and attachment completeness.

The agent analyzes the contract, compiles annotation and revision operations, and applies them in batch through scripts/add_annotations.py. The output is a .docx file with comments and visible tracked edits. Comments do not alter the original text; revisions show additions, deletions, or replacements.

Boundaries

This skill is intended for the tenant side and expects a Word .docx lease document. Added clauses should be inserted exactly as provided, with parenthetical items left for negotiation. It supports clause-level risk marking and does not replace verification of ownership, legal advice, or transactional due diligence.
