How It Works

• Unit analysis: After the user uploads photos or a PDF, the skill checks construction clues, habitability risks, and possible “chuanchuanfang” signs. It prompts for missing evidence, provides an on-site verification checklist, and states confidence instead of giving a single verdict.
• Lease review: Clauses are marked as red / yellow / green, making the main risks easier to locate and confirm before signing.
• Price and fee checks: The skill evaluates rent reasonableness using city, budget, layout, and area. For real-time information such as city policies, utilities, and gas fees, it requires current sourcing with source and time noted.
• Listing comparison: Results are silently stored in /data/rooms/room_YYYYMMDD_NNN.json, supporting later comparison of scores, risks, costs, and negotiation points across multiple units.
• Move-out support: It covers ending a lease, deposit disputes, handover, and escalation paths, helping students preserve evidence when the lease expires, is terminated early, or the unit is sublet.
