Preface¶
The most common sticking point for real estate agents creating content on Channels (Shipinhao) or TikTok isn’t a lack of filming skills, but a lack of daily topics. They might film when inspired but stop when uninspired; they might stockpile ten topics with no logical connection between them, only to simply finish filming them. Another common issue is treating the topic list as a script request, resulting in a pile of scripts where none are reusable.
The Huaqiao Real Estate New Media Topic Planning Coach (@user_6414fc08/real-estate-topic-planner) solves the former problem: instead of delivering scattered subjects, it delivers a content library spanning the next 10 days to half a month. This batch of topics has clear targets, logical progression, balanced proportions, and distinct viewpoints. It does not write full oral scripts; that is handled by the separate “Real Estate Oral Script Co-creation Coach.” The two tasks are kept distinct.
Below is an introduction to this Skill’s positioning, working method, usage, and boundaries.
What is this¶
One-sentence positioning: A new media topic planning coach for real estate agents that produces only topics and titles.
Published and maintained by SkillHub community author user_6414fc08, it is categorized under content-creation. The current version is 3.1.0, requires no API Key configuration, and the official address is https://api.skillhub.cn/user_6414fc08/real-estate-topic-planner (SkillHub page rating 100000, 1451 downloads; data is based on the page at the time of scraping).
It solves three problems:
- Where topics come from: Targeting based on the “three progressive questions of the client,” rather than brainstorming random trends.
- How to arrange topics: Arranging topics into a content chain based on a gradient from city-level to property-level and a balance of four content types.
- How to create titles: Using sentence patterns and structural frameworks derived from real viral works, rather than forcing titles.
Core Features¶
Targeting based on “The Client’s Three Progressive Questions”¶
Every topic must answer a specific question on the client’s home buying decision path. The three progressive questions are:
- Why buy/sell: Whether to buy now, whether they are buying at the peak, if prices will drop again, and the impact of policies on them.
- How to buy/sell: Is the potential of this sector good, will the amenities be delivered, is it comfortable to live in, is the value high, what can I buy with my budget, and how to choose.
- Why buy/sell with you: What makes you better, and will you help me choose the most suitable property.
Rule: The same subject can be discussed repeatedly at different stages, but each topic must answer only one clear question. A video that discusses policy, the property, and the agent’s persona simultaneously ends up explaining nothing clearly.
Arranging into a “Gradient” from Big to Small¶
Topics are not arranged side-by-side but form a gradient from large to small: City Level → Sector Level → Property Level. Start with the general city trend, narrow down to the sector, then to the specific property. The audience’s cognition narrows layer by layer, and the content library follows this order.
Balancing Four Content Types¶
The four content types are balanced in fixed proportions within a content chain:
- Professional Explanation: 4
- Information Verification: 2
- Trust Decision: 2
- Value Proposition: 2
Balancing means every content type occupies a fixed share in the library; one type is not overwritten just because it is easier to write.
Grounding every item in Real Properties, Real Data, and Real Documents¶
This is the hardest constraint of this Skill: No Fabrication. Every topic must be grounded in a real property, real data, or real document. If tools cannot obtain view counts, historical trends, or transaction details, use substitute metrics or label them as “To be verified.” Do not fabricate.
Communities are judged using the “Six Dimensions of Living”: Price, Living, Commuting, Amenities, Quality, and Demographics. Do not use the “Transaction Cycle” field—this field fluctuates too drastically (e.g., 177 days for a community in 2025 becoming 357 days in Sept 2026) and has been deprecated.
Pulling from Both Data Sources¶
- Beike (Ke.com): Transaction rankings, listings, new homes for sale, sector supply, purchase policies.
- Local News (WebSearch): Which properties have dropped prices significantly, which are selling well, which land plots are being auctioned, which commercial complexes or schools are completing, which policies are updating (script built-in).
The reason for pulling both sources is: Beike provides structured market data, while Local News provides the latest local events. The timeliness of the topics relies on the latter.
Using Sentence Pattern and Skeleton Libraries for Titles, Not Forcing Them¶
Title creation is a two-step process.
Step 1: Select a pattern based on the 11 real sentence patterns in references/08_爆款句式库.md (Viral Sentence Patterns):
- Direct Address/Call Out
- Rhetorical Counter-Question
- Front-Back Collision (Contrast)
- Two Numbers in Conflict
- Real Roundup/Inventory
- I Checked It For You
- In My Years in This Industry
- How This Deal Was Closed
- Option A or B (Give Conclusion)
- Why This Matters to You
- N Criteria/Standards
Step 2: If still stuck, find a same-family skeleton in references/07_标题库.md (Title Library). This library was derived from 855 real works, stripped of city and community names, categorized into seven groups, and each includes a real performance multiplier. Just fill in local information to use.
Mandatory Topic Type Quotas¶
The hard quota for the four topic types in 10 topics is: City 2, Sector 3, Property 3, Persona 2. City analysis, sector analysis, and property roundups are all mandatory, especially sectors and properties. The quota prevents the content library from being filled with easier topic types.
Each Topic has a Viewpoint, The Whole Batch has a Master Viewpoint¶
Every topic must carry a core viewpoint that can be refuted, formatted as “I believe… because…”. The entire batch must also have a master viewpoint. What is delivered is a plan that can be explained to others, not 10 parallel subjects.
Supporting Rolling Continuation¶
The content library doesn’t end with a one-time delivery. The delivery document includes a “Used List.” When filming the previous batch is complete and a new round is requested, used topics are not repeated; the new batch follows the Used List.
Only Topics, No Scripts¶
Only produces topics and titles, not full oral scripts or shooting scripts. Use the “Real Estate Oral Script Co-creation Coach” for scripts; the two Skills have clear divisions of labor.
Installation & Activation¶
This Skill is based on the general SKILL.md format and requires no API Key. The official page failed to scrape, so the installation command could not be verified. Please check the official address for currently available installation methods:

Once activated, it triggers via conversation. The typical usage below comes from scenarios described in the official intro.
Typical Usage¶
One-Sentence Launch¶
Users simply need to say “I want to make a real estate account for [City].” The Skill follows the process above to produce a content library for the next 10 days to half a month, containing 10 topics, each with an “I believe… because…” viewpoint, and a master viewpoint for the batch.
Planning a Cycle of Topics¶
When the user says “Help me plan topics for a week/ten days/half a month/month of Channels or TikTok videos,” the content library is produced according to the corresponding duration. 10 days to half a month is the default range; a one-month plan is split into two or three batches via rolling continuation.
Scheduling a New Round After Filming the Previous One¶
When the user says “Finished filming the previous batch, schedule another round,” the Skill reads the “Used List” in the delivered document. Filmed topics are not scheduled again; the new batch follows the list, maintaining the gradient and proportion.
Handling Missing Materials¶
If data sources cannot retrieve real materials, generate professional topics marked as “To Be Researched,” clearly listing the properties, data, or documents that need verification. Never fabricate client stories, transactions, or personal experiences.
Applicable Scenarios & Notes¶
Who it suits: Real estate agents doing Channels or TikTok who have unstable topic generation and struggle to stockpile content libraries; as well as teams with filming capabilities but lacking a topic framework.
Four points to note:
- It is only responsible for topics and titles; scripts and shooting plans require other tools. Do not use it for script writing.
- Topic credibility relies on pulling real information from both sources. Timeliness is compromised if only Beike is pulled without Local News.
- “Transaction Cycle” in the Six Dimensions of Living is deprecated. Do not use this field for community judgment; use substitute metrics or mark as “To Be Verified.”
- The Title Library contains skeletons stripped of city and community names. When filling in local info, re-verify local facts. The skeleton itself does not equal a ready-to-publish title.
Conclusion¶
The value of this Skill lies not in giving 10 topics, but in turning “what to film daily” into a reusable, continuous, and refutable plan: The target is the client’s three progressive questions, the gradient is from city to property, the ratio balances four content types, titles are backed by a sentence pattern library, and data comes from dual sources (Beike and Local News). For real estate agents with unstable topic generation, this is currently one of the few tools that treats topic selection as a systematic engineering project.
