About this skill

Problem

Brick-and-mortar store investments usually split location, rent, contracts, property rights, and franchise promises into separate checks. It is hard to see which clauses will actually affect cash flow. Shop Risk Assessment Assistant turns non-standard due-diligence inputs, such as text descriptions, rental ads, lease clauses, or franchise materials, into a reviewable risk checklist.

How It Works

After input, it identifies key fields like address, monthly rent, area, transfer fee, lease term, nearby competitors, and foot traffic, then scores site, cost, property/legal, competition, operations, and exit risks. If contract text is provided, it flags unbalanced terms, unfair clauses, and breach traps; if franchise materials are provided, it highlights brand credentials, territorial protection, and supply-chain promises that need verification. The output includes a risk level, 1-10 dimension scores, rent return estimates, payback period, break-even point, practical warnings, and a feasibility conclusion for offline negotiation.

Boundaries

The assessment depends on the accuracy and completeness of the inputs. It cannot replace on-site inspection, legal counsel, or financial audit. For hard constraints such as demolition, fire safety, property rights, and subletting authority, official documents and physical evidence should still be the final reference.

Use Cases

  • Check lease clauses before signing.
  • Compare franchise risks before site selection.
  • Estimate payback period before opening.
  • Prepare a rent negotiation risk list.

Best For

  • Franchise cafe owner checking supply-chain and territory terms.
  • Restaurant tenant verifying fire, ventilation, and title requirements.
  • Second-hand shop buyer modeling transfer fees and payback period.
  • Operations lead turning rental ads and lease clauses into due diligence.
