Problem

Buyers often face scattered information about layouts, school districts, property management, smart-home features, and usable-area ratios, and it is easy to treat marketing claims as verifiable indicators. This skill focuses on the Chinese property market and turns the “good-house” national standard and the 6S framework into a practical research workflow for evaluating one development, comparing options, or checking whether a unit meets safety, comfort, green, and smart requirements.

How It Works

It organizes evidence across basic details, location and amenities, unit and building quality, community and management, technology and smart features, and environmental performance, then applies a weighted 0–100 scoring model: Safe and Comfortable are each 20%, Location is 20%, Green and Smart are each 15%, and Value is 10%. It then produces a structured Markdown report with an executive summary, score details, standard-compliance notes, risk warnings, and purchase recommendations, and can save the result as property-analysis-{project-name}-{date}.md.

Boundaries

It is useful for pre-purchase, upgrading, or investment research, especially when marketing materials need to be broken into checkable items. However, school districts, planning approvals, ownership, and legal risks must be verified through official channels. Scores depend on public information and cannot replace site visits or licensed professional advice.
